Price Your House Right
It is very important that you learn how to price your home. You can't go too high and you can't go too low because you'll lose money. You will want to consider some factors when selling a house. You will need to know what your house is worth and what type of market you have for your area. If you overprice your home you will lose a lot of money in the long run. You will waste a lot of time showing it to people not really interested and you will lose your shirt in the end. After being on the market for a month, your house value goes down.
You need to be able to sell your house within two weeks. You need to meet the right price in order to get your house sold. You need to get it appraised. You need to also find out the going rate for the homes in your area, which you can do by comparing ads in the paper. Then you have to think of an outrageously high price and a really low price. Then you need to find the middle and you have the right price. For example, too high of a price maybe 100,000. Your house is worth $60,000, but you still have a loan for $50,000. Your lowest price would be $50,000 and your highest is $100,000. You should start the price out in the middle around $75,000.
To get a reasonable price you need to look at the going rate for those near your neighborhood, as well as, in the neighborhood for the past six months. You will be able to get a good idea of what you can hope for and what you can expect. You can start off at a highly reasonable price and bring it down a few thousand, but you don't want to make a huge leap in prices. You will want to get a taste of the market, but if it doesn't sell within a month, you need to bring it down a little. Then after two months bring it down just a tad, however, if you keep your price in a reasonable range you should have no problem selling your home within a month or two.
You also want to look at some of the houses that were built around the same time as yours. This will make the price easier to set. You will be able to start off very reasonably and you should also be able to aware that the grass just maybe greener on the other side. You may find that houses from across the road are going for a lot more than what your asking for and yet your house isn't going. You have to compare others with yours, but they have to be located in the same area, have the same look, and you may also want to find out what they have that you don't. This way you get your house on the market for a reasonable price and sell within a good time frame.
