When people are selling a home they think about ways to improve their home. There are a lot of little things that you can do to improve your home, however, there are a lot of things that you need to avoid doing. You need to be aware of the changes needed, but the trick is to make your home look like a million dollars without spending a million dollars. Those major renovations never seem to ever pay off. You end up wasting your money and time on something that doesn't give you better results. You won't sell a home faster because you have placed a lot of major changes in the home.
The first thing that you need to restrain yourself from doing to sell a home is re-installing an expensive carpet. It's a great idea to replace a carpet that looks dated and very dirty, however, you shouldn't get an expensive one. The reason behind this is because they aren't going to know that carpet from the $100 one on sale at the local outlet. Another reason is that people have a tendency to install new carpeting so that they get the look and the feel of the carpet that they want for their home. It may look nice, but there are always people who need to have everything their way. It's just not worth replacing a carpet with an expensive one.
Also getting new appliances do happen to make a good point when selling, however, there aren't important enough for someone to want to seal the deal immediately. If you are going to replace an old appliance like the fridge or the stove, you can go with an efficient one. In fact, you can even purchase a used appliance, as long as it is improved. All you really should think about is your stove and only if it happens to be dated. You don't need to install dishwashers and everything else to improve your home. You just need to do enough to get it to sell.
Also, people tend to retile the entire bathroom. The only thing that you should have to do in the bathroom gives it a good scrub down. You will want to remove dirty caulk around the tub and replace it with new. You will need to only replace the tile that is cracked or chipped, not all of them. Remember, you're goal is to do the minimum.
Back in the day if you had a pool your house sold in a snap. Today, people don't need pools. They have air conditioning to keep them from getting beaten by the heat and they are concerned with a pool. A lot of parents don't want a house with a pool for the safety of the children. It also takes a lot of money to maintain. All you need to do is add some landscaping; plant some bushes or flowers.
